Information we collect

• Public property and listing information, such as a property's address, list price and the listing agent's name and business contact details as published on the listing.
• Messages you exchange with us by text or email, and any contact details you give us.
• Information needed to complete a purchase once a property is under contract, such as names on the contract and closing details.

This website does not use advertising cookies or tracking tools. Our hosting provider processes basic technical data, such as IP addresses, to deliver and protect the site.

How we use information

• To evaluate properties and make purchase offers.
• To communicate with you about a specific property.
• To prepare, sign and close purchase contracts.
• To keep a record of opt-out requests so we never contact that number again.
• To comply with the law.

Text messaging

We send text messages to licensed real estate agents about properties they have listed for sale, using the business phone number published on the listing. Message frequency varies: a first message about a listing, at most two follow-ups if there is no reply, and a new offer only if the list price changes. Message and data rates may apply. Reply STOP at any time to stop receiving messages, or HELP for help.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. We do not sell, rent or share mobile phone numbers or text messaging opt-in data with anyone, including lead generators. All of the sharing described below excludes text messaging originator opt-in data and consent; this information will not be shared with any third parties.

When we share information

• With the parties needed to complete a transaction you are part of, such as title companies, escrow agents, closing attorneys, and a buyer or funding partner on that property.
• With service providers that run our messaging, email, e-signature and website hosting, only so they can provide those services to us.
• When the law requires it.

We do not sell personal information.

How long we keep information

We keep transaction records as long as the law requires. We keep opt-out records indefinitely so that we do not contact you again. Other information is deleted when we no longer need it.

Security

We use reasonable administrative and technical safeguards to protect the information we hold. No method of transmission or storage is completely secure.

Your choices

Reply STOP to any text message to opt out. To ask what information we hold about you, or to ask us to delete it, email us at the address below. We will keep only what the law requires and your opt-out record.

Children

Our services are not directed to anyone under 18, and we do not knowingly collect information from children.

Changes

If we change this policy, we will post the new version here with a new effective date.
